  1. Accommodation

    • The Property is fully furnished and includes all necessary fixtures, fittings, and amenities required for a comfortable stay. This includes, but is not limited to, furniture, kitchen appliances, linens, and basic household items.

    • The maximum number of guests is 8. Any additional guests must be approved in writing.

  2. Check-In/Check-Out

    • Check-in is available from 3 PM on the day of arrival.

    • Check-out is by 10 AM on the day of departure.

  3. Use of Property

    • The Property is to be used for residential purposes only and not for any commercial activity.

    • Parties and events must be agreed upon in advance and may be subject to additional terms.

  4. Guest Responsibilities

    • Guests are responsible for the Property during their stay and are expected to take reasonable care of it.

    • The Property should be left in a clean and tidy state upon departure.

  5. Limitation of Liability

    • We are not responsible for any loss, damage, or injury to guests or their personal property.

  6. Additional Services

    • Additional services such as cooking classes and meal preparation by Luciana are available upon request and subject to additional terms and conditions.

  7. Force Majeure

    • We shall not be liable for any delay or failure to perform our obligations due to events beyond our control, including but not limited to natural disasters, acts of government, and disruptions in transportation.

  8. Governing Law

    • These terms shall be governed by and construed in accordance with the laws of Italy.

  9. Amendments

    • We reserve the right to update these terms and conditions at any time. Guests will be bound by the terms in effect at the time of their stay.

  10. Acceptance of Terms

    • By making a booking, guests acknowledge they have read and agreed to these terms and conditions.

Cancellation Policy

Booking Cancellation by Guests:

  • More than 4 weeks before arrival: Full refund.

  • Between 2-4 weeks before arrival: 50% refund of the total booking cost.

  • Less than 2 weeks before arrival: No refund, as it is unlikely we can rebook the villa at short notice.

Cancellation by Property Owner: In the unlikely event that circumstances necessitate the cancellation of your booking by us, we will refund all payments made by you for the villa rental. Alternatively, where possible, we will offer you the option to reschedule your stay to a later date.

COVID-19 Special Clause: Should travel restrictions imposed by government authorities directly affect your booking, we offer flexible rescheduling or a voucher for the full value paid, valid for 12 months.

Travel Insurance: We strongly recommend that all guests secure comprehensive travel insurance to cover possible unforeseen cancellations.

Notification: All cancellations must be made in writing and acknowledged by us. The effective date of cancellation is the date we receive written notice.
